Do You Need Planning Permission for Solar Panels?

The cost of installing photovoltaics panels (commonly called ‘solar panels’) is continuing to fall and increases in energy prices are inevitable in the long term. It’s not surprising then, that more and more people are opting to install photovoltaic panels on their roofs so they can start generating their own energy. In most cases, installing solar panels does not require planning permission, however there are certain rules you need to stick to for this to be the case. Solar panels are usually considered to be a ‘permitted development’ meaning that no planning permission is required to have them added to your home. However, in order to qualify for permitted development status there are certain conditions you must normally meet.

  • The panels should be positioned as far as possible to limit their effect on the appearance of the building and surrounding area.
  • You agree to remove the panels if you ever stop using them to generate electricity.
  • The panels cannot project more than 200mm above the surface of the roof or above the highest part of the roof.

These rules are the only restrictions which affect most modern homes and are generally easy to conform to, allowing most homeowners to enjoy the benefits of solar power. However, there can be other restrictions for those in some older properties or certain areas.

Other restrictions

If you live in a listed building or scheduled monument you are unlikely to be allowed to install solar panels. This also extends to any other buildings within the grounds of a listed building. If your building is in a conservation area, World Heritage Site or anywhere else with special planning restrictions this may also affect your ability to install traditional solar panels.

Whereas traditional solar panels are installed on top of your roof and thus stick out from your roof surface, photovoltaic roof tiles are used to replace some of your existing tiles. They therefore sit flush with the roof surface, making them much less obtrusive.

Because they are less noticeable, solar roof tiles may be acceptable in areas where normal solar panels would not be allowed. They can also help you easily meet the requirements for permitted development in houses with no other planning restrictions. Many people choose solar roof tiles simply because they find their ability to blend in with their existing roof more aesthetically appealing.
