Flashing protects anywhere that there are joints in your roof, such as where tiles meet the tops of your walls or a chimney. Flashing also protects the valleys formed where two downward sloping sections of roof run into each other. Without flashing, our roofs would not be truly weather proof, so it’s important to make sure your flashing is appropriate for your building and is maintained in good condition.

Why you need flashing

The most obvious function flashing serves is to keep rain out of your home. If the joints in your roof are not adequately protected rain will quickly find its way through and into your home. Flashing also helps to protect against wind by making sure there are no exposed edges for wind to get under. If wind can get under an exposed edge, it can cause parts of your roof to begin to lift up, potentially causing a lot of damage.

Types of flashing

There are a number of different types of flashing which tend to be designed to fit specific parts of your roof or other elements of your building. These include wall flashing, channel flashing, chimney flashing and pipe flashing. Getting the right type for your specific needs will help to ensure that the flashing you use is designed to stand up to the type of conditions it will be exposed to.

Which materials to use

The material used for flashing needs to be durable enough to stand up to decades of wind, rain and more, but flexible enough to allow it to be moulded and then adjusted in situ to provide a tight fitting installation. Metal and plastic are both popular choices, although rubber is also used in some circumstances.
