Heavy Concrete Tiles On Failing School Roof Replaced With Lightweight Solution

Case Study

Gorsemoor Primary School Roof Replacement In Metrotile Bond.

The Challenge

Gorsemoor Primary School faced serious issues with its ageing roof, originally constructed with heavy double Roman concrete tiles. One section of the roof had already begun to leak due to damaged tiles, but the bigger concern was the strain placed on the building by the sheer weight of the traditional materials. Over time, the roof had started to sag in places, requiring structural repairs before a replacement covering could be installed.

In addition, the project needed to bring the roof’s insulation in line with modern regulations. U-Value performance had to be improved, with insulation built up from 0.3 to 0.8 to meet current building standards and reduce future energy costs.

The Solution

Metrotile Bond was chosen as the ideal replacement because it replicates the appearance of the previous tiles and those on roofs in the surrounding area while being a fraction of the weight of traditional concrete. At just one-seventh the weight, the lightweight steel system dramatically reduced structural strain on the building — helping protect the school from future sagging and ensuring long-term integrity.

The colour Charcoal was selected in agreement with Cannock Chase District Council and Capita Trust to give the school a sleek, modern appearance while staying in keeping with the surrounding properties. For this project, the double-thickness 0.9mm steel was specified, offering enhanced anti-vandal benefits and the durability needed to allow safe roof access for ongoing maintenance, whilst still being much lighter than traditional concrete tiles.

With its lightweight design, long-lasting performance, and 40-year guarantee, Metrotile provided both the council and the school with a cost-effective and futureproof solution.

The Installation

The reroof was carried out by Midland Roofing Services Ltd and completed over the summer holidays to avoid disruption to school life. The installation took around 3–4 weeks and ran smoothly from start to finish, ensuring the school was ready to welcome pupils back under a safer, smarter roof.

Results

The new Metrotile Bond roof has revitalised Gorsemoor Primary School, combining traditional aesthetics with modern performance. By replacing the heavy double Roman tiles with a lightweight, durable system, the risk of structural strain has been eliminated. Alongside improved insulation and a sleek Charcoal finish, the school now benefits from a roof that not only looks smart but will also perform reliably for decades to come.
